I do not see any dramatic data here. It is often the 2nd Quarter of the year that provides the clearest indication of overall market trajectory. I’ll be watching and sharing.

2. Most Common Question…..How’s the Market? Only correct answer………….It depends.

Unless you are planning to buy or sell residential property here in Centre County in the near future, the answer to this question doesn’t matter.

If you or someone you care about is going to sell or buy residential property in Centre County, now or in the near future…..this question is very important.

The market is made up of segments, understanding this and identifying the segment you are in or plan to be in….is key. Here is a taste of what I mean……

You may or may not find this exercise of interest. The point though…. generalities are for chit chat and cocktail parties. You can’t assume anything when planning to conduct one of the largest financial transactions of your life.

Your surgeon will give you a general outline of the procedure he or she is about to preform on you, but the surgeon in no way is taking your feedback into account once he/she opens you up. Training, experience and an ethical commitment to keep you alive is what will lead to the best results for you.

My job and responsibility is similar to that of your surgeon and I take it just as seriously. Obviously not as “life and death” as your surgeons actions, but still pretty darn important.

Sounds like Ellen has a fairly good instinct on reading a listing.

I do like the word “cozy” and use it when it fits. Doesn’t always mean “tiny”

Motivated Seller….actually means “overpriced listing”…..they have been on the market a while, it is not selling (cause the price is too high) and instead of instituting a meaningful price adjustment, they throw “motivated seller” on the listing.
