2.  Active Sellers and Buyers in 2020….Absolute Basic “Need To Knows”

Sellers….

A.  In most cases I can have your property fully listed and on the open market within 24 hours of meeting with you.

B. When possible and always in your better interest…..Having more time to prepare our unveiling of your home to the open market is ideal.  30 – 90 days before our target unveiling date,  is not “to early” to begin our communication and planning.

C. If selling is going to lead to buying your next home…..the sooner we begin our communication and planning, the more likely we will keep the stress level down and the numbers($) to optimal.

D. If you are mentally ready to sell….your home needs to be in “transferable condition for its price”. (this statement requires us to meet).

E.  Don’t ever “assume your properties value” and take action on your assumption. If your assumption is wrong, it will cost you time, money and heartache.

Buyers…

A. If you will be getting a mortgage to purchase your home, you will need a Pre-Approval Letter from a lender.  A local lender is always best.

B. Know Your Numbers before you tour properties.

  • Total monthly payment(in your price range)
  • Total Cash you need to close(in your price range)

C. Have a Buyers Agent and Know what that means

D.  If buying will lead to selling(or requires the sale of your current property)… the sooner we begin our communication and planning, the more likely we will keep the stress level down and the numbers($) to optimal.

E. Target “closing dates” must be defined before touring properties. When could you close on the purchase? When must you close on the purchase? This will relate to your current living and financial situation.
